Limestone heritage homes to south-end subdivisions
GTS Windows & Doors replaces windows and doors in Guelph, about a 30-minute drive along Highway 7 from our Bridgeport shop in Kitchener. John Galt founded the Royal City in 1827, and its builders used the pale dolomitic limestone quarried just outside town, the same stone you see in City Hall and the Basilica of Our Lady. Many older homes near downtown have thick stone walls, deep sills and window openings no stock unit will fit. At the other end of the timeline, the south end's subdivisions from the 1990s and 2000s are reaching the age when sealed glass units fog and builder-grade sliders stop closing tight.

Just north of downtown, Exhibition Park mixes century homes on streets like Mont and Tiffany with 1950s bungalows farther out. Both need different approaches, from custom sizes in the old brick to straightforward retrofits in the bungalows.
Between downtown and the University of Guelph, this area combines long-time owners with student rentals. Landlords here tend to ask for durable hardware, secure locks and screens that survive a school year.
St. George's Park is known for large, stately homes on the hill above downtown, often with original wood windows worth matching carefully. Across the Speed River, The Ward has smaller older houses where same-size replacement keeps the cost sensible.
This established south-west neighbourhood near the Speed River and the Hanlon Expressway has larger family homes and plenty of trees. Typical requests are whole-house window upgrades and patio doors to the backyard.
The south end off Gordon Street has grown steadily since Pine Ridge started in the early 1990s. These homes are the main source of our foggy glass and sticky patio door calls in Guelph.
The east end has seen rapid growth since the early 2000s, much of it townhouses and first homes. Most calls here are repairs, hardware and door adjustments rather than full replacements.
Guelph limestone was cut and laid by hand, so openings in a stone house can differ noticeably from one window to the next. The walls are thick, the sills are usually a single sloped stone, and many openings are topped with a flat or arched stone lintel.
We measure each opening at several points, order units made to the smallest dimension, and set them in the reveal without chipping the stone. The gap is filled with low-expansion foam, and the exterior joint is sealed with a flexible sealant suited to masonry so the stone can still move and breathe.
The window itself should respect the building. On many limestone homes, painted or stained wood windows with slim muntins suit the stone best, and our standard window replacement process covers everything from removal to interior trim.
Guelph's first heritage conservation district came into force on November 30, 2015, after the Ontario Municipal Board dismissed appeals to the bylaw. It covers about 160 properties along Gordon Street from College Avenue to the north edge of Royal City Park, plus homes west of Gordon between Mary Street and Forbes Avenue.
Owners in the district need a heritage permit to change, erect or demolish any building or structure, although minor changes can be made without one. Some permits can be approved by City staff under delegated authority, and the City's heritage planning staff are the first people to call before you order windows.

Pine Ridge dates from the early 1990s, with Westminster Woods and Clairfields following from the late 1990s through the 2000s. Many of those homes still have their original builder windows, now 20 to 30 years old.
The warning signs are consistent: condensation between the panes, cranks that slip, sliding patio doors that grind on their rollers, and caulking that has pulled away from the brick or siding. If the frames are still solid, replacing just the foggy sealed units restores a clear view for far less than a new window.
When frames are warped or the whole house is due, we plan replacement room by room. Most south-end homes can be done in one to two days, with each opening closed up the same day it is opened.
Guelph homes get natural gas from Enbridge Gas and electricity from Alectra Utilities, which took over Guelph Hydro in 2019. Because Guelph is in Enbridge territory, gas-heated homes can apply to the Home Renovation Savings program, which requires ENERGY STAR certified windows and doors.

Most likely, yes. Every property in the district is designated under the Ontario Heritage Act, and changes to a building need a heritage permit unless they count as minor under the district plan. Check with the City's heritage planning staff before ordering, since replacement windows usually take several weeks to make.
Yes. The City of Guelph requires a building permit to install new windows or doors or to enlarge existing openings. The application asks for a site plan, elevations showing new and existing opening sizes, and a floor plan showing the size of the header or lintel over the new opening.
