Find the cause first, then fix it properly
Vinyl window repair starts with finding out why the frame failed, and that diagnosis-first habit is how GTS Windows & Doors has worked since 1986. Most vinyl windows in the region went in with the subdivisions of the 1990s and 2000s, or as replacements in older homes over the same years. Many of those units are now 20 to 30 years old, past the point where their corner seals, weep covers and original installation foam can be taken for granted. A water stain under a sill is only a symptom, and the real cause may sit in the frame, in the installation or even on the house next door.

Vinyl does not rot or need paint, which is why it took over the market. It does move more with temperature than wood or fibreglass, though, and most frame failures trace back to that movement or to how the window was installed.
Vinyl frames and sashes are heat-welded at the corners, and those welds are the first place stress shows. Cracks usually come from a frame racked out of square during installation, a sash slammed shut in deep cold when PVC is more brittle, or a direct impact.
A hairline crack in a frame corner can be cleaned and sealed. A crack through a sash weld usually means a replacement sash from the manufacturer.
A bowed jamb makes a sash bind or leaves a gap at the lock. Common causes are high-expansion spray foam packed into the rough opening, missing shims, dark exterior colours that run much hotter than white in full sun, and concentrated reflected sunlight.
Foam-bowed frames can often be corrected. Heat-distorted vinyl usually cannot, because the plastic has taken a permanent set.
Water at the bottom of a vinyl window usually comes from blocked weep holes, failed seals at the sill corners, or a missing sill pan under the window. Each has a different fix, so we test before we seal anything.
Caulking over the wrong spot can make a leak worse by closing off the only drainage path.
PVC softens as it heats, and a white vinyl frame in normal sun stays well below the point where that matters. Problems start when heat is concentrated: dark laminated or painted frames facing south or west, frames boxed in tight behind storm panels, or sunlight reflected onto the frame from somewhere else.
That last cause surprises most homeowners. The Low-E coatings on modern energy-efficient glass reflect a large share of solar energy, and a slightly concave sealed unit on a neighbouring house or a nearby patio door can focus that reflection onto your frame, siding or trim.
The result is a localized ripple or bow that appears within a season and does not match the rest of the window. Before blaming the product, we look at what faces the window at different times of day, and a screen, a shade tree or an awning can break the reflection once the damaged frame section is replaced. Vinyl windows are designed to let a little water into the sill track and then drain it back out. Water runs along the sill, drops through internal slots into drainage chambers and exits through weep holes on the exterior face, often behind small hinged covers that keep wind and insects out.
When any part of that path is blocked, water backs up in the track and overflows to the inside or into the wall below. Our drainage service follows the same sequence on every window:
Some leaks blamed on the window are really at the joint between the frame and the wall. If testing points to the exterior perimeter seal, our window caulking and sealing crew replaces it with the correct sealant and backer rod.
Leaks that only appear in driving rain from one direction, or that stain the wall well below the window, can also come from missing flashing above the opening. We trace those before recommending any frame work.
Age matters too. A 25-year-old window with foggy glass, tired hardware and a cracked frame is usually better replaced as a unit, and our window replacement service includes the sill pan and flashing that many original installs skipped.

It depends on where the crack is. A crack at a frame corner or in a non-structural leg of the extrusion can usually be cleaned and sealed so it stays watertight. A crack through a sash weld, or across a sill that carries the sash, is structural, so we replace that sash or section where parts exist.
The usual causes are blocked or painted-over weep holes, a failed seal at the sill corners, or water getting under the window because no sill pan was installed. Condensation running down the glass can look like a leak too. We water test to separate these before recommending any fix.
It can, so check first. Many manufacturers require warranty repairs to go through them or an authorized installer, and some exclude damage caused by third-party work.
