An exit that sticks, a fire door that does not latch, or a storefront that will not lock at closing can mean a failed fire inspection, an insurance problem or an unsecured building overnight. Repairs are one part of our commercial window and door services, handled by the same crews who install new openings.

We diagnose the cause, not just the symptom, on aluminum storefront doors, hollow metal doors and the hardware that runs them, in everything from plaza units to multi-storey offices and apartment buildings. Where a repair touches a fire door or a required exit, we also check that the finished door meets Fire Code expectations. Door Closer Replacement and Adjustment

Most closers have separate valves for sweep speed, latch speed and backcheck. A door that slams usually needs its latch speed turned down, while one that stops short may need more latch speed, a new arm, or a closer sized for the door's weight and wind exposure.

Oil on the floor or a door that swings freely means the closer has lost its seals and must be replaced. We fit a matching or heavier-duty closer and make sure barrier-free doors still open within the Building Code's force limits.

Panic Hardware and Exit Devices

Typical exit device faults are latches that do not catch, dogging that will not hold, vertical rods that drift out of adjustment, and push bars bent by carts. Many are fixed with new springs, latch parts or a rod adjustment.

When a device is worn out or parts are discontinued, we replace it with one that fits the existing preps where possible. On fire doors only fire exit hardware can be used, and it has no mechanical dogging.

Hinges, Pivots and Sagging Doors

A sagging door drags at the sill, rubs the frame and eventually stops latching. On steel doors we check hinge screws, worn hinge knuckles and frame anchors, while on aluminum storefront doors the cause is often a worn pivot or a failed closer spindle.

Swapping worn butt hinges for a continuous geared hinge is a lasting fix on heavy or busy doors. We realign the door, reset the strike, and confirm it latches before we leave.

Damaged Glass and Aluminum Entrances

Break-ins, vehicle strikes and failed glazing gaskets all end up as entrance repairs. We replace broken tempered or laminated door glass, straighten or replace damaged rails, and tighten loose corner joints where the door can be saved.

Urgent and After-Hours Repairs

  • Secure first: make the door lock, even if the permanent part comes later.
  • Keep exits working: an exit door must open from the inside with one motion and no key, so we never fix a security problem by locking an exit shut.
  • Follow up: we confirm the permanent repair and the cost before ordering parts.

Keeping Fire Doors Compliant

Under the Ontario Fire Code, closures in fire separations must be maintained so they work at all times, including adjusting and repairing door hardware so the doors close and latch. They must never be blocked, obstructed or wedged open.

Fire Code amendments in effect since January 1, 2026 also call for doors in a means of egress to be checked at least monthly, with electromagnetic locks tested every 12 months and records kept. NFPA 80 separately calls for fire door assemblies to be inspected and tested at least once a year.

When a fire door is too damaged to bring back into compliance, it is replaced with a new labelled assembly, covered on our commercial steel doors and frames page.

  • Closing: closers that fail to pull the door fully shut from any open position.
  • Latching: latches that miss the strike because of a sagging door or a shifted strike plate.
  • Gaps: clearances beyond NFPA 80 limits, roughly 3 mm at the head and jambs on steel doors and 19 mm under the door.
  • Unapproved changes: extra holes, non-rated hardware or field modifications that compromise the label.
  • Hold-opens: wedges, hooks or kick-down stops that keep the door open, and magnetic hold-opens that do not release on alarm.
  • Labels: painted-over or missing labels on the door and frame.

Maintenance Plans for Property Managers

For buildings with dozens of doors, a scheduled service visit costs less than a string of emergency calls. We can set up visits once or twice a year to adjust closers, lubricate hinges and pivots, tighten hardware, check weatherstripping and thresholds, and hand you a written list of what needs attention.

Repair or Replace a Commercial Door?

Most commercial door problems are repairable, but some openings have reached the point where repairs just delay the inevitable. This is how we usually advise clients.

As a rule of thumb, if the repairs you expect over the next few years approach half the price of a new opening, replacement is the better value. Replacements are scheduled through our commercial door installation service, often in a single visit per opening.

Commercial Door Repair FAQs

Why won't my commercial door close properly?

The most common causes are a closer that needs adjusting or has lost its oil, a door sagging on worn hinges or pivots, and a strike that no longer lines up with the latch. Wind and stack pressure in tall buildings can also hold a door open if the closer is undersized. A technician can usually tell which it is within a few minutes on site.

Can you repair a panic bar?

Yes. Most panic bar problems come down to worn latch parts, broken springs or vertical rods out of adjustment, and those are repairable. If the device is damaged or parts are no longer made, we replace it with one that fits the existing door preps where possible.

How often should commercial doors be serviced?

Busy entrances and exits benefit from a check every six months, and quieter doors once a year. Fire doors must close and latch at all times, and the Ontario Fire Code now calls for monthly checks of egress doors, so any fault found should be repaired promptly.

Do you repair doors you didn't install?

Yes, most of our repair work is on doors installed by others. We work on common commercial closers, exit devices, hinges and storefront hardware, and if a part is proprietary or discontinued we will tell you before quoting a fix. If a door is past repair, we will say so and quote a replacement instead.
