Bridgeport is our home base, so jobs around Bridge Street, Lancaster Street and the Grand River are only minutes from the shop. Homes here range from older village houses to postwar bungalows, and a common request is swapping worn sliders and early aluminum units for new casements.
These older streets near downtown are full of brick homes with tall, narrow openings and original wood sashes. Owners usually want units that keep the original look, which often means wood or wood-clad windows made to the exact masonry size.
East Kitchener has a large stock of 1960s and 1970s bungalows, backsplits and side-splits. The typical job is a whole-house changeover from aluminum or first-generation vinyl sliders, often with a new front or patio door at the same time.
The southwest and south-central neighbourhoods filled in during the 1970s and 1980s. Split-levels here often have oversized living room windows and basement openings that owners want enlarged, which needs a building permit.
South Kitchener mixes the old village of Upper Doon, now a heritage district, with subdivisions built from the 1990s on. In the newer homes we mostly see fogged sealed units, stiff patio doors and builder-grade hardware reaching the end of its life.
Kitchener grew in waves, and each wave left behind a different kind of window problem. Knowing the era of a house tells us a lot before we even pull out the tape measure.

Kitchener has four heritage conservation districts: Victoria Park Area, Civic Centre Neighbourhood, St. Mary's and Upper Doon. Under the City's heritage permit requirements, replacing windows or doors, or changing a window or door opening, on a property in one of these districts or on an individually designated property needs a heritage permit first.
The City asks owners to consider options in order: repair the existing units, replace them with units that match the originals in material, design, proportion and colour, or use units that are generally in keeping with the originals. If replacement is approved, the masonry opening should not be disturbed and the exterior trim should match.
Heritage Planning staff can approve some applications under delegated authority and aim to process those within 10 business days. Others go to the Heritage Kitchener committee and then to Council, so we build that time into the schedule. Our permits and heritage guide walks through each step.
A lot of Kitchener homes back onto the Conestoga Parkway and Highway 7/8, and since 2019 the ION light rail has run along King Street and Charles Street through the downtown core. Traffic rumble and the squeal of trains through curves are the complaints we hear most.
Standard double-pane glass does little against low-frequency road noise. Laminated glass, panes of different thickness and a well-sealed frame make a noticeable difference, and our noise-reduction windows page explains how those options compare.
For bedrooms facing the Parkway, we often suggest casement or awning windows over sliders. A casement clamps against its seals when closed, while a slider relies on brush seals that let more sound through.
Downtown Kitchener's old factories have been turned into offices and homes, with the Kaufman shoe factory, the Breithaupt Block and the Lang Tannery among the best-known examples. Buildings like these have large industrial openings, steel lintels and owners who want the original character kept.

Usually not for a straight swap. The City of Kitchener says replacing a window or door within the existing opening does not need a building permit when no structural members are changed and no fire-resistance rating applies. Installing a new window or door, or widening an existing opening, does need one. Heritage properties need a separate heritage permit even for same-size replacement.
It depends on the current program rules, so check before you count on it. Most Kitchener homes get natural gas from Kitchener Utilities, which is owned by the City, and the Home Renovation Savings program's own FAQ says gas-heated homes must be Enbridge Gas customers.
